Rental valuations are undertaken to determine the market rental value of a property.
Most mortgage valuations of development sites require the utilisation of the hypothetical development method of valuation, as a check to the direct comparison method. In undertaking the hypothetical development assessment, valuers may use a cashflow model to determine the development viability and the residual land value, targeting a particular profit and risk rate and internal rate of return.
